Landlords’ Guide to Our Property Management Service

Stocker Preston Real Estate offers a residential Property Management service for all property types, in all areas. Every one of our Property Managers is fully licensed by the Real Estate and Business Agents Supervisory Board and has successfully completed the Real Estate Institute of Western Australia’s Residential Property Management Course. Understanding Your Contracts
When your property is managed by Stocker Preston Real Estate there are two main contracts that you need to understand: ‘Exclusive Authority to Act as Managing Agent’ and ‘Lease of Residential Premises’.

Exclusive Authority to Act as Managing Agent
This is a agreement between the property owner and Stocker Preston Real Estate which gives us the right to manage your property.

Lease of Residential Premises
This is an agreement between the property owner and the tenant. It is signed on behalf of the owner by a member of Stocker Preston Real Estate’s Property Management Team. In addition to a standard lease, Stocker Preston Real Estate adds our own Special Conditions.

Inspections
Inspections of rental properties are carried out at various stages by a member of Stocker Preston Real Estate’s Property Management Team.

Ingoing Inspection
This is carried out before a tenant occupies the property for the purpose of preparing a Property Condition Report.

Routine Inspection
This is conducted after a tenant takes possession of the property. The first routine inspection is usually six weeks after the commencement of the lease and quarterly thereafter.

Final Inspection
The last inspection is carried out as soon as possible after the end of a tenancy. The original Property Condition Report identifies any items that need to be rectified by the tenant.

Reading Your Owner Statement
At the end of every month all monies held, unless instructed otherwise, are paid to you by way of direct deposit to your nominated bank account. A statement is issued at the same time outlining debits and credits for that month.

Maintenance on Your Property
Stocker Preston can organise all aspects of maintenance for your property. You will be advised of any problems and contacted to authorise the repairs.

Emergency Maintenance
This is maintenance that must be carried out to avoid personal injury or further damage to your property. Even in the case of emergency maintenance, every attempt will be made to contact you.

Maintenance of Lawns and Gardens
The maintenance of lawns and gardens at a rental property is the responsibility of the tenant, unless otherwise stated on the ‘Lease of Residential Premises Agreement’.

Tax Deductions
All property management fees charged by Stocker Preston are completely tax deductible. They are all noted on your monthly owner statement, which makes submitting your tax return simple. A summary statement of fees charged for each financial year is available as at June 30th,for a fee.

All invoices and accounts paid by Stocker Preston Real Estate on your behalf are also noted on your monthly owner’s statement and your financial year summary statement.
