Real estate at Christmas time

Whilst some buyers are concluding unfinished business, many have decided to start enjoying the lead up to Christmas and put off the property buying until the New Year.

This is understandable and whilst the parties are a bit hard to avoid, we are still busy getting new listings ready to hit the market in 2013. Whilst stock levels are reducing we still have a great range of property with many Sellers still keen to move on. Also the Reserve Bank reduced cash rate by 0.25% this month and it seems that the major banks will drop borrowing rates by 0.20%.  The variable home loan rate is then in the mid to late 5% and you can fix your interest rate on part or all of your home loan in the early 5%’s. 

However, some commentators are still predicting further cuts by the Reserve Bank in 2013 of up to 0.5% in total. If you need certainty with your level of repayments over the next 1-3 years then it may be the time to lock in.  It is prudent to seek professional advice so you fully understand the implications of fixing the rate.

Our Bunbury office is offering 13 properties for sale by Public Auction at 11am this Saturday at the Sanctuary Golf Resort in Bunbury.
The 13 sellers wanted something different for their properties and judging by the numbers attending the recent home opens, it should prove an interesting event. The Auction process is of course only one part of the selling process and it is generally acknowledged and supported statistically that even if a property is not sold on the auction day, many properties are sold in the weeks following.
This because some buyers cannot meet the auction conditions and need time to either raise finance or sell another property.

One of the Margaret River favourite wine family names is joining the team at Stocker Preston Cowaramup.

 

Christo Edwards started the Edwards family winery some 18 years ago with his winemaker brother, Mike, and the family team has since produced some of the finest drops in the region.

 

A qualified horticulturalist and experienced vitaculturalist, there’s not much Christo doesn’t know about the rural landscape.  So it seemed natural for him to take an interest in the lay of the land.

 

“There’s no doubt I love my wine, but what most people don’t know is that I’ve also carried a keen interest in property for over a decade,” Christo said.

There is little doubt that the Reserve Bank needs to reduce interest rates to stimulate the economy and lift the level of confidence in buyers.

As reported, the Australian economy is in good shape generally to withstand the overseas outcomes and the West Australian economy has a very strong outlook.  In the meantime a drop in the cash rate of 0.5% at the next meeting of the Reserve Bank
on the 4th October would give relief to existing mortgage holders and indicate to buyers that interest rates are not going anywhere but down in the short term.
