How do you ensure that your property has the best chance to sell in the current market?
1) Your price must be competitive and preferably lower than other similar properties on the market – if not, buyers will not even put your property on the “to look” list.
2) Do everything possible to present your property at its best, eg de-clutter, keep lawns and gardens trimmed, re-paint where necessary etc. Make sure your property presents buyers with pleasure, not problems.
3) Meet or talk regularly with your Agent and react quickly to feedback from buyers and/or new competitors on the market.
4) Remember – your best chance to sell is in the first 30 days when your property is fresh on the market.
5) Seriously consider all reasonable offers – statistics show that 60% of all sellers who sold in the last 12 months had previously refused a higher offer.
