MESSAGE FROM OUR MANAGING DIRECTOR, KEN PRESTON
Our Bunbury office is offering 13 properties for sale by Public Auction at 11am this Saturday at the Sanctuary Golf Resort in Bunbury. The 13 sellers wanted something different for their properties and judging by the numbers attending the recent home opens, it should prove an interesting event. The Auction process is of course only one part of the selling process and it is generally acknowledged and supported statistically that even if a property is not sold on the auction day, many properties are sold in the weeks following. This because some buyers cannot meet the auction conditions and need time to either raise finance or sell another property.
Best wishes to the sellers and buyers in Bunbury this Saturday.
If interested in the possibility of selling by auction please call one of our sales staff at one of our five offices
"Absolutely excellent service - cannot find fault whatsoever - rare! Shane and all the other staff we dealt with AT STOCKER PRESTON are excellent at their jobs and a pleasure to deal with.
The balance between professionalism and friendly attitude is perfect."

"Susan Millar has been a "tower" of strength to me as I was living in Perth - so it was a great help to me to have such a helpful and generous person on my side down there.
Thank you, it was very much appreciated"

Following is a testimonial for Susan Millar and Bob Scott, Property Consultants at our Margaret River Office.
"We wish to thank Susan Millar and Bob Scott for the successful sale of of our property. Susan has been with us for several purchases and sales in Margaret River. We say a special thanks for attending to all of these throughout the years. "

One of the Margaret River favourite wine family names is joining the team at Stocker Preston Cowaramup.
Christo Edwards started the Edwards family winery some 18 years ago with his winemaker brother, Mike, and the family team has since produced some of the finest drops in the region.
A qualified horticulturalist and experienced vitaculturalist, there’s not much Christo doesn’t know about the rural landscape. So it seemed natural for him to take an interest in the lay of the land.
“There’s no doubt I love my wine, but what most people don’t know is that I’ve also carried a keen interest in property for over a decade,” Christo said.
“The time just seemed right to delve into the property industry and learn the ropes for when the better times hit us.”
Stocker Preston Director Rod Duggan approached Christo to join the team.
“Christo brings a thorough awareness of almost every property in the Cowaramup area,” he said.
“He and wife, Fiona, are well known to locals and keen to expand their connections through work in the property field.”
Christo believes the current conditions are a perfect time to make a start in the industry, as he’ll be more than prepared for when the market turns.

There is little doubt that the Reserve Bank needs to reduce interest rates to stimulate the economy and lift the level of confidence in buyers.
As reported, the Australian economy is in good shape generally to withstand the overseas outcomes and the West Australian economy has a very strong outlook. In the meantime a drop in the cash rate of 0.5% at the next meeting of the Reserve Bank on the 4th October would give relief to existing mortgage holders and indicate to buyers that interest rates are not going anywhere but down in the short term.

How do you ensure that your property has the best chance to sell in the current market?
1) Your price must be competitive and preferably lower than other similar properties on the market – if not, buyers will not even put your property on the “to look” list.
2) Do everything possible to present your property at its best, eg de-clutter, keep lawns and gardens trimmed, re-paint where necessary etc. Make sure your property presents buyers with pleasure, not problems.
3) Meet or talk regularly with your Agent and react quickly to feedback from buyers and/or new competitors on the market.
4) Remember – your best chance to sell is in the first 30 days when your property is fresh on the market.
5) Seriously consider all reasonable offers – statistics show that 60% of all sellers who sold in the last 12 months had previously refused a higher offer.
